What are the Objects of Arkade Developers IPO?
The Offer comprises a Fresh Issue by the Company and an Offer for Sale by the Selling Shareholders.
The Company proposes to utilise the Net Proceeds from the Issue towards the following objects:
1. Funding a part of the costs to be incurred in the development of our Ongoing Projects (viz. Arkade Nest), and our
Upcoming Projects (Funding Development Expenses); and
2. Funding acquisition of yet-to-be identified land for real estate projects and general corporate purposes
What is the business of Arkade Developers?
Arkade Developers is a fast growing real estate development Company with a significant presence in Mumbai, Maharashtra. Its operations are concentrated on the development of premium aspirational lifestyle residential premises in Mumbai, Maharashtra, India’s commercial capital. As on July 31, 2023, it has developed 1.80 million square feet of residential property. It is engaged in the development of new projects and redevelopment of existing premises, and between 2017 and Q1 2023, it has launched 1,040 residential units and sold 792 residential units in different markets in the MMR, Maharashtra. In particular, it has established a successful track record of completing its projects on time, and from
CY 2003 to March 2023, it has successfully completed redevelopment of 9 projects in the western suburbs of Mumbai and 1 project in south-central Mumbai with a combined constructed area of 6,48,000 square feet. This track record has established it as one of the major player of redevelopment in the Mumbai western suburbs.

Arkade Developers IPO Review
This is the much-awaited IPO. Compared to peer companies, the shares are offered at very reasonable valuation. The IPO being very small (net of pre-IPO placement of 1626016 shares at Rs. 123 eg Rs. 20 Crore) there are chances of quick oversubscription. However, the fancy of realestate IPO is not strong and that may affect the fancy.
